Booking Conditions

Bookings made on our website www.holidayhouses.se or by calling our customer service

If you have any questions before or during your order, you are welcome to contact customer service or email booking@holidayhouses.se.

Completed order means that you agree to our terms and conditions and agree that your name and registration number is saved in our customer database.

The contract for the purchase meet first when we confirmed the booking by sending a booking conforamtion to the email address you provided.

When Bookings are made via the telephone we will confirm your booking verbally and  send a confirmation to your e-mail. Missing e-mail, or if agreed upon will the conformation/invoice be sent by post.

 

Credit card payment:

We accept Visa and Mastercard. We apply no additional fees when paying with cards and all card data is handled securely by our payment Payer which is certified according to PCI-DSS.

Invoice:

We offer payment via invoice.

Pay online with your telephone.

There are a few vital points we would like to bring your attention to in connection with your stay:

  • Check all the information about your booking carefully to ensure that arrival and departure dates are correct and to check where to collect the key.
  • Sheets, towels and consumable products are not provided, so please bring these with you.
  • You have access to the cottage/apartment from 15:00 hours on the day of arrival and must vacate it no later than 11:00 a.m. on the morning of departure.
  • It is not permitted for more people than advised at the time of booking to sleep in the cottage/apartment or in the grounds. Neither is it permitted to allow others than those who are booked into the accommodation to use the facilities there. The number of people advised at the time of booking should include all children over 2 years old.
  • If you plan to bring pets with you this must be advised at the time of booking.
  • Even if it is not permitted to have pets or to smoke in a particular cottage/apartment, this does not guarantee that this has never happened. Therefore if this is important to you from the point of view of allergies etc., make sure to ask about this when booking.  The cottage/apartment must be thoroughly cleaned before departure!
  • For some cottages/apartments final cleaning service can be ordered. Even if you have ordered final cleaning service please remember, washing the dishes and throwing away the garbage are not included.
  • Remember that the cottage/apartment you are renting is private property. Take care of it and treat it as if it were your own. Remember to leave the cottage/apartment for the next guest as you yourself would wish to find it.

Our recommendations for cleaning:

  • Hang out soft furnishings and mats to air
  • Dust
  • Clean and dry all washing areas, shower, toilet and hand basin
  • Empty and wipe clean the fridge, freezer, pantry, etc.
  • Clean the sink, cooker, oven, microwave, coffee maker etc.
  • Wash and dry the dishes and put them away
  • Vacuum clean the floors and wipe with a wet mop/cloth
  • Brush outdoor areas such as the terrace, patio, conservatory etc.
  • Throw away your garbage

Obligations on the part of the letting agents:

  • Written confirmation of your booking.
  • Sending out of booking documents in a timely manner (but not necessarily more than 30 days prior to the letting period) with details of where and when to collect the key.
  •  The holiday cottage/flat must correspond with the description.
  • Information of any substantial changes which may affect your booking.
  • You will have access to the property from 3pm of the first day of your letting period until 11am of the last day of your letting period, unless otherwise agreed.
  • Subject to misprints on internet.

When does my booking become binding?

Both you, and we, are bound by this agreement as soon as we have confirmed your booking in writing and you – upon receiving such confirmation – have paid the registration fee (or the full rent), however, 10 days after the booking at the latest. If the booking was made 21 days or less prior to the day of arrival, the booking is binding with immediate effect.

When do I have to pay?

If you have booked more than 40 days in advance, the deposit will be EUR 80,- with a maximum of 20% of the full rent – plus a booking fee of EUR 13,- The deposit must be paid within 10 days following the receipt of our confirmation. This will be deducted from the rent. The remaining rent must be paid at least 40 days prior to the agreed day of arrival. If you book less than 40 days in advance of your holiday, the full rent must be paid within 10 days following the booking date. If you book 21 days or less prior to the day of arrival, payment has to be made immediately. If your letting period covers a period in excess of 30 days, you do not have to pay for each subsequent 30-day-period until the last banking day before the start of each new 30-day-period.

What happens if I don’t pay on time?

If we do not receive your deposit on time, we have the right to cancel your booking. Should you fail to pay the remaining rent, this will be understood to be a cancellation on your part and the provisions regarding cancellation will apply.

What happens if I wish to cancel my booking?

You can give written or verbal notice of your cancellation either to us or the place where you made your booking. The cancellation is not valid if you send your notice of cancellation to another party or to the address of the let property. We are obliged to confirm your cancellation in writing. If you cancel your booking more than 40 days prior to the beginning of the letting period, you must pay a cancellation fee of a maximum of EUR 80,- plus an administration fee of EUR 13,-.If you cancel your booking less than 40 days prior to the beginning of the letting period, you must pay 90% of the full rent. If you have already paid more than the obligatory charges, you will immediately receive the difference.

What happens in case of illness or accident?

You can protect yourself against the cost of cancellation by taking out a cancellation insurance policy. This costs EUR 40,- per let property. The policy provides that you will be able to cancel your booking up to the day prior to the agreed day of arrival according to the following conditions. The cancellation fee is EUR 33,- per let property plus an administration fee of EUR 13,-. The total being EUR 86,-. The cancellation insurance premium is due at the same time as the deposit and will not be returned on cancellation.

The cancellation insurance can be claimed in the following circumstances, which must not have been known at the time the booking was made: Death, illness or serious accident affecting the tenant, his/her spouse, partner, family or travelling companion. Callup by the armed services or civil defence. Any other serious occurrence outside your control, which you could not have foreseen by yourself at the time of the booking, with the effect that you cannot reasonably be expected to fulfil your booking, for instance substantial damage by fire or flooding to your home. You must be able to give proof of any impediment in form of a certificate from a doctor, a local authority or an insurance company. The certificate must besent to us as soon as possible, but no later than one week following the cancellation date. The cancellation insurance contribution will not be refunded on cancellation.

Tenant’s rights

Should we not be able to provide the property in the condition stated or at the right time, and cannot offer you a comparable alternative, you are entitled to terminate the tenancy agreement. In this case, we are obliged to give you a full refund of any sums paid to us by yourself, after deducting an amount equivalent to any benefit of the property you might have enjoyed. Alternatively, instead of terminating the tenancy agreement, you may claim a deduction of rent. The letting agents or organizer responsible for the letting should be notified of any faults or defects existing at the beginning of your letting period as soon as possible, however, no later than 3 days following the beginning of the letting period. Any faults or defects arising during your stay, should be reported immediately to the letting agents in order to give them the opportunity to correct the defect(s). You are entitled to let someone else use the property in your place, and, unless there is particular reason to refuse, we must accept that person. You must notify us of such an event prior to the day of arrival. We will charge a re-booking fee of EUR 33,-.

Tenant’s obligations

You must look after the property with care and observe the house rules, instructions and any other regulations which may apply. You are liable for any damages to the property and the furnishings and fittings caused by your own negligence or the negligence of your travel companions. The property must not be used for any other purposes than those defined in the booking documentation (normally, leisure purposes). You must not allow a larger number of people stay in or on the let property overnight than stated by you at the time of the booking. Any other persons may be refused access. You must clean the property thoroughly before leaving, otherwise we will arrange for the cleaning to be carried out and charge the cost of this to you.

War, natural disasters, strikes etc.

Both the tenant and the letting agents are entitled to withdraw from the tenancy agreement if the property becomes inhabitable because of acts of war, natural disasters, strikes, major interruptions to water or electricity supply, fire or any other comparable major events, which neither the tenant nor the letting agents could have foreseen or controlled. In such an event, we are obliged to give you a refund of any payment made to us by yourself, after deducting an amount equivalent to any benefit to the property you might have enjoyed.

What happens in the event of a disagreement?

Please address any complaints to us. Should we not be able to come to an agreement, you can report your complaints to “Allmänna Reklamationsnämnden”. It consists of an impartial chairperson and representatives from travel agents and consumers. Your local consumer organisation will also be able to assist you. In the event of any disputes the Swedish original version of these conditions of contract shall prevail. We reserve the right to correct printing errors and any changes to VAT.

  • The cottages/apartments are equipped for simple self-catering.
  • In the summer you might find ants, flies, spiders and other insects in varying numbers depending on where the accommodation is located. The letter/letting agent cannot be held responsible for this.
  • A summer home is often rather different to a regular home. Cottages/apartments have varying standards of decoration and furnishing. Some may seem a little spartan, with crockery and cutlery that do not always match, and the beds might be of a simple nature.
